Foundation repair in Dallas: what 200 Google reviews say

We read 200 recent Google reviews of the ten most-reviewed foundation repair companies in the Dallas area, 20 per company. Here is what homeowners report about timing, price, engineers and warranties. Each point names the company it came from.

How long the work takes

A lot of Dallas jobs were done in a day. Large jobs of around 30 piers took two to four days, and adding plumbing work stretched one job to three weeks.

Job lengths reviewers reported, by company
CompanyWhat reviewers reported
Olshan17 piers in a day. 28 piers in 2 days. 7 piers in under 4 hours.
Pinnacle9 to 15 piers in a day. 30 to 32 piers in about 4 days.
Cortez30 piers in 2 days with an 8-person crew.
Williamson7 piers in a day. A full job in a day and a half.
BrownAbout 6 hours for one job. 2 days for another planned at 3.
Du-WestUnder 8 hours.
FCS3 weeks for a 1970s house that needed foundation and plumbing work.

Engineers show up in a lot of Dallas reviews

Williamson reviewers say the company asks for an independent engineer's report before it quotes, and that the same engineer comes back to check the finished work. Pinnacle reviewers say Pinnacle books the plumbing test and the structural engineer's visit after the repair. FCS and Cortez reviewers mention an engineer's report once the work was done, and a Brown reviewer says the rep suggested getting an independent engineer first.

One Pinnacle reviewer brought their own engineer's report, and the Pinnacle rep encouraged them to question it before going ahead. Our inspection guide explains what an engineer's report costs and when it is worth it.

What reviewers say about price

Several Cortez reviewers say its bid came in well below the others, and one Williamson reviewer says a heavily advertised company bid three times as much. Pinnacle reviewers who compared four quotes call it the most affordable or fair, though one says it was not the cheapest. Brown reviewers describe it as mid-range and say Brown split the work into stages they could afford. Bids can be far apart: one Du-West reviewer received a $105,000 quote with no explanation.

A warranty is only as good as the company

Perma Pier Foundation Repair has enough reviews to make this list, but we left it out. Several Google reviews from May and June 2026 say the company has stopped operating, deposits were not refunded and its warranties are no longer honored. Its overall rating was 4.4 stars when we checked, because older reviews are mostly positive.

That is a reason to read recent reviews, not just the star rating. Before you pay a deposit, ask how long the company has been in business, whether the warranty transfers to a buyer, and what it excludes.

The City of Dallas permit

The City of Dallas issues foundation repair permits; its Building Inspection FAQ says you can get one at a district office. We could not find a city page listing the documents a foundation repair permit needs, so ask each contractor whether they pull the permit and whether an engineer's report goes with it.
