Foundation repair in Austin: what 200 Google reviews say

We read 200 recent Google reviews of the ten most-reviewed foundation repair companies in Austin, 20 per company. Here is what homeowners report, and what we noticed about the reviews themselves. Each point names the company it came from.

Many inspections end with "no repair needed"

Austin reviewers often say the inspector told them to do nothing. At least five CenTex reviewers say so, along with four Bats reviewers, four CastleRock reviewers and three G.L. Hunt reviewers. One G.L. Hunt reviewer with drywall cracks in a nearly 50-year-old house was told it was normal seasonal settling. A Hercules reviewer says the rep showed them they did not need the nearly $20,000 of work another Austin company had quoted.

When quotes disagree that much, an independent engineer can settle it. Our inspection guide explains when to pay for one.

How long the work takes

Job lengths reviewers reported, by company
CompanyWhat reviewers reported
Quality Foundation4 piers in 4 hours. Another job in 2 hours.
BatsA whole house leveled in 1 day. 17 piers in a day.
CenTex2½ to 3 days, including ten 30-foot steel piers in 3 days.
Crown2 days, after a rain delay.
Groundworks3 days. One job took 5 because piers had to go deeper to reach bedrock.
Douglas13 piers in 3 days. A larger job took about 6 days.

What reviewers say about price

Five Quality Foundation reviewers say its bid was the lowest of the three to five they got. A CenTex reviewer says CenTex gave the same diagnosis as another company at a price 25% lower, and three Douglas reviewers say it was among the lowest bids. Groundworks reviewers call it pricey but worth it.

Ask about payment terms too. One Crown reviewer says Crown takes half the total up front to put you on the schedule. Our cost guide has typical ranges by repair type.

Plumbing leaks and your warranty

Two Douglas reviewers say Douglas refused warranty work after a plumbing leak was found under their slab. Douglas replied that its warranty, like others in Central Texas, does not cover movement caused by a plumbing leak, because water softens the soil the slab sits on. Whichever company you choose, ask how a leak affects the warranty, and get a plumbing test before and after the repair. Our insurance guide covers when a leak can make the damage a covered claim.

Reading the reviews themselves

Star ratings in Austin are close together, so the reviews matter more. Some patterns are worth knowing before you trust a 5.0. Most of the Above All reviews we read are short, use similar wording and come from Google accounts with one or two reviews. Fourteen of the 20 Hercules reviews we read were posted on the same day, 8 June 2026. Six of the Crown reviews and five of the Bats reviews came from accounts with only one review.

None of that means the work is bad. It does mean those reviews tell you less than a long one describing a real job. Look for reviews that mention pier counts, how many days the work took and how problems were handled.

The City of Austin permit

The City of Austin exempts a foundation repair that does not exceed 128 square feet from needing a building permit. Larger repairs can go through the city's Residential Express permit for minor repairs, and a plumbing permit may also be needed depending on the work.

  • Plumbing test before and afterAsk whether it is included, and ask for it before tunnels are filled in.
  • Engineer and permitWho draws the engineer's plan the city needs, and who pays for it.
  • Warranty termsWhether it transfers to a buyer, and whether a plumbing leak voids it.
  • Your yardWhat happens to shrubs, sprinklers and patios near the piers.
